Wellington At Madison Will Provide 24 Affordable Housing Units

The total 35-unit housing plan for 131 Cottage Road is a zoning-approved collaboration between the HOPE Partnership and Caleb Group.

MADISON, CT — Called Wellington at Madison, the total 35-unit housing plan for 131 Cottage Road is a zoning-approved collaboration between the HOPE Partnership and The Caleb Group. With construction imminent, the property includes four already-completed and occupied rental units with an OK for the construction of 31 total units, according to town documents and the HOPE Partnership's website.

When fully built, 24 of the units will have "rent set at affordable rates determined by income with the remaining 7 units being rented at fair market value," the website reads.

The non-profit HOPE Partnership, created in 2003 with the support of the United Way to address the shortage of affordable workforce housing in our area, its website reads, collaborates with "town government, builders, and other private partners to build housing that is attractive, sustainable and appropriate to the surrounding neighborhood."

The Caleb Group is also a nonprofit that creates affordable housing communities in parts of New England.

Monday, state Sen. Christine Cohen, state Rep. John Parker, and Madison town officials including First Selectwoman Peggy Lyons and town planner Dave Anderson visited the site.

According to a CT Examiner story, 20 units are for people "earning 50 percent or less of the area median income" or $108,000, and seven units are for folks who make "25 percent of the area median income, or approximately $27,000." Seven will rent at market rate.
