“Appraiser Suggests: Roof Needs to be Inspected by a Roofing Contractor”

What does having an appraiser coming up with a property value have to do with the roof? Especially when nothing in the home inspection addressed anything to do with the roof and the fact that it was replaced 8 years ago.

 

We sent copies of the appraisal to the buyer, plus both Realtors. All thought the appraiser was crazy, so I asked the listing agent to find out if the seller had any evidence that the roof was replaced a few years earlier, which he did. I then asked the listing agent to contact the appraiser and offer this information so that the appraisal could get corrected.

The appraiser wouldn’t speak to the Realtor, so I sent the information to the lender, so that they could handle this stupidity. Five days later the lender heard from the appraisal management company, the appraiser wouldn’t make the correction. OK, so is it worth going to war on this one?

The Realtors contacted a roofing contractor and a letter was produced, that indicated the roof probably has a 20 year remaining life. The selling agent told me there was a dark stop on the roof that came from the sap from a tree that cause a discoloration, that was probably the reason for the comment.

 

Two weeks were lost to deal with this craziness that should have be able to be corrected in a couple of days or not even at all. This is definitely an example of an appraiser not doing what they were hired to do.
