City Clerk Smith Expands Access to Milford Land Records

Milford, CT – City Clerk Peter C. Smith is proud to announce the successful completion of Phase 1 of a major digitization project aimed at improving public access to land records in the City of Milford.

As part of this effort, over 70,000 pages of land records—including Volumes 581 to 462 and their corresponding index books—have been scanned and made available online. This marks a significant step forward in modernizing Milford’s land record system.

“Since taking office in June, I’ve made it a priority to promote transparency and open access to public records,” said City Clerk Peter C. Smith. “By putting more documents online, we’re making it easier for residents, attorneys, and title searchers to get the information they need—keeping Milford open for business.”

The expanded digital archive will:
1) Promote Transparency and Trust in Property Ownership - Easy access to clear and accurate land records reduces the risk of fraud, disputes, and uncertainty regarding property titles.

2) Lower Transaction Costs - Online availability eliminates the need for in-person visits and manual searches, saving time and reducing costs for homebuyers, sellers, real estate professionals, and financial institutions.

3) Attract Investment to lower taxes - Reliable digital records make it easier for investors and developers to assess parcels, ownership history, zoning details, tax information, and any liens or encumbrances.

4) Empower Small Businesses and Entrepreneurs - Easy access to land data helps local business owners and entrepreneurs make informed decisions—without needing a large legal team.

Currently, the City’s online database includes records dating back to 1967 and is updated daily with filings from the previous business day.

Additionally, the City Clerk’s Office is introducing IQS “Index Books”, a new tool within the Milford IQS online system that enables users to search and print historical land records directly from digital index books.
