Milford Zoning Board Approves Coastal Homes, New Personal Training Gym

The Planning and Zoning Board approves two projects on East Broadway as well as a special exception for a personal training gym.

MILFORD, CT — The Milford Planning and Zoning Board approved two coastal home construction projects and granted a special exception for a personal training gym during a meeting last month.

The board reviewed separate proposals for new single-family homes at 819 East Broadway and 877 East Broadway.

Attorney Kevin Curseaden presented the plan for 819 East Broadway, noting that the previous structure had been demolished and that zoning variances were secured last year.

The project received board approval, with a condition that a soil disposition plan be submitted before permitting.

Attorney Thomas Lynch presented a proposal for 877 East Broadway, which also received unanimous approval.

Lynch described the planned home as typical for the neighborhood, with flood mitigation measures including an elevated finished floor and relocated mechanical systems.

The board also considered a request for a special exception to allow a personal training gym at 333 Quarry Road.

Lynch outlined plans to convert a vacant 13,000-square-foot warehouse into a training facility focused on weightlifting and small-group fitness.

The request required a supermajority vote since personal training gyms are not listed as permitted or prohibited uses under city zoning regulations. Board members discussed potential parking concerns, noting that zoning regulations technically require an additional 104 spaces.

However, a traffic study the applicants submitted showed the existing 146 parking spaces at the site would be sufficient to accommodate all tenants, including other athletic facilities such as a pickleball court and a CrossFit gym.

The board then approved the special exception unanimously.
