Right about this time of year we run across a certain question from our sellers that always seems to take focus in our conversations. Do we take our home off the market for the holidays or do we put our heads down and continue moving to the finish line. Here are some really good answers to share with your clients when they have the spotlight shining in your face saying "where were you on the night of the fifth?"
Although I do believe that the government shutdown had a crippling effect on our entire real estate industry as a whole, housing has been strong all year and although the heart of the market stopped for almost a month, I believe the defibrillator will be charged and will be used successfully to resuscitate the housing market ending 2013 on a high note.

1. "The Break" Many sellers take their homes off the market for a so called "break" Buyers are always out there ready to pull the trigger on a home, you may lose your opportunity to sell your home to the perfect buyer by taking it off for the holidays. Change the showing instructions, give more time in between showings or more notice. There are many ways to offer your sellers less inconvenience while dealing with the winter slowdown.
2. "Relocation" There is always relocation business. Buyer need to make a quick decision during the holidays to be settled by the 1st of 2014. I have heard of deals being done on Christmas Eve and News Years Eve. Buyers need homes, if you are withdrawn or expired the home will not be considered by these qualified buyers.

3. "Lack of Inventory" There is already 9% less inventory in New Canaan then there was at this time last year. With inventory on the decline and many other sellers deciding to take that winter break, this is the time to continue marching toward the closing table.
4. "Online Buyer Activity" It is a proven fact that buyers search way more online then they used to. We are dealing with less actual live showings because buyers are dismissing homes based on their online portrayal of each property. That being said, new buyers are flooding the online search engines and landing on sites like Realtor.com and Trulia. You want your home showing up when these buyers are at home at night getting lost in their new home searches. There are always new buyers beginning their new home search, if we are not on the market and we are missing these buyers
5. "Buyer Momentum" We are about to see an explosion in our marketplaces. The remaining inventory will continue to dwindle and when more buyers enter the market and realize that they need to fight to get a house my intuition tells me that we will be in another full fledged sellers market. Prices will increase because buyers understand that the safest place to keep your money at the moment is in the real estate market.
Of course no matter the time of year, you need to stay vigilant. Create your own momentum. The work will not do itself. As always, if you apply yourself you will find success.
