Fourth of July Appears to Have Helped Home Sales

Fourteen homes were sold last week, the most in a one-week period so far in 2011 though similar to the same period last year.

Fourteen home sales closed out the first half of the year, the most the town has seen in a one-week period so far in 2011.

This was the same number of sales as last year during the same period, but last year the same dates (June 28 to July 4) included Monday through Sunday, an additional business day for closings. This year, that same period included a Tuesday through the holiday, Monday, July 4.

This pattern may reflect a desire to close before June 30, perhaps because property taxes are due on July 1 and adjustments to closing costs are minimal, or all parties involved wanted to barbeque on the Fourth of July in their new homes.

At the same time, according to the Fairfield County Multiple Listing Service, 134 homes sold in the first half of 2011, compared with 138 during the same period in 2010.
