Here Are The Most Recent Property Sales In Ridgefield

There were five homes sold in Ridgefield between Sept. 8 and Sept. 11, with a top price of $2.505 million, according to Zillow.com.

RIDGEFIELD, CT — From a $2.5 million showpiece on 21 Branchville Road to a five-bedroom on Seth Low Mountain Road that sold for less than half as much, Ridgefield spent the second week of September closing nothing but seven-figure deals.

There were five homes sold in Ridgefield between Sept. 8 and Sept. 11, with a top price of $2.505 million, according to Zillow.com

21 Branchville Road sold Sept. 11 for $2.505 million. The five-bedroom, five-bath house covers 4,684 square feet on a 1-acre lot in the Branchville section of town, and closed at $535 per square foot.

14 Turtle Ridge Court sold Sept. 9 for $1.95 million. At 5,700 square feet it is the largest home in this batch, with five bedrooms and seven baths on 1.9 acres.

256 Wilton Road East sold Sept. 9 for $1.55 million. The four-bedroom, three-bath house has 3,620 square feet and sits on 2.1 acres, the largest parcel among the five sales.

131 Seth Low Mountain Road sold Sept. 9 for $1.125 million. The 2,528-square-foot house is the smallest in the group but carries five bedrooms, served by two baths, on 1.75 acres.

41 Fieldcrest Drive sold Sept. 8 for $1.1 million. The four-bedroom, three-bath house has 2,930 square feet on 1.32 acres.

What this says about the Ridgefield market:

Five closings in four days, and every one of them cleared $1 million — the entry point into this batch was $1.1 million on Fieldcrest Drive. The Branchville Road sale came in at a little more than twice that, but size did not drive the gap: the largest house of the five, the 5,700-square-foot Turtle Ridge Court property, sold for $555,000 less than the 4,684-square-foot Branchville Road house. Per square foot the batch ran from $342 on Turtle Ridge Court to $535 on Branchville Road, a gap of about $193. Lots were consistent, with every sale on between 1 and 2.1 acres.
