My "Around the House" Tip of the Day for Monday January 29, 2024:
Skylights... I received a call yesterday about a leaky skylight. Frankly I'm not surprised. So many are installed so poorly, and not flashed properly that leaking is inevitable. Yesterdays concern was that the roofer had siliconed it to the metal roofing. Silicone is a great material but often the seal deteriorates after big temperature swings or vibration. Some silicone is more flexible than others and some cannot handle UV rays as well as other sealants. Skylight manufacturers often specify proper installation techniques that may or may not be followed. Ignoring this will often void the warranty. Some leaks are caused by water entry from the roofing itself and some is caused inside by condensation as the warm air hits the cold plastic or glass. We use an infrared camera when trying to figure out where the water is entering but cameras and moisture meters are not always effective. There are however short term fixes that can stop or slow water entry but don't allow damage to become a bigger deal. Try to limit water and potential mold growth.
