Put yourself in the buyer's front seat. Imagine yourself driving up to your house and it is for sale. Buyers won't even come into you home if it doesn't look inviting, would you?

10 Tips:

• Make sure the driveway is in good repair. If paved it doesn't cost much to have it sealed. Or if it is gravel, a fresh layer of gravel is inexpensive.
• Make sure that the lawn has been fertilized and manicured.
• A fresh new layer of mulch around the plantings make the property look well maintained as well as helping to keep the weeds in check.
• Replace the worn mailbox and post.
• Make sure trash cans are clean and out of view and any outdoor furniture is fresh and clean.
• Clean all windows and outdoor lighting until they sparkle to let the light in and show off your home.
• Place fresh-planted flowers in window boxes or in pots by the front door  and keep them well-watered.
• Purchase a new "Welcome" front door mat to show the buyers that they are "Welcome."
• Make sure the doorbell is in working order and a bright new doorknob and lock set is in place.
• Repaint the front door. It's the buyer's first impression before stepping into your home.
• Did I forget to mention there is a No. 11? "Sold."
