In December 2012, the average sold price was $219,000 with an average of 89 days on the market. Homes sold at 95% of list price. In our Manatee County FL market we had less than 4.4 months of inventory which shows us that the market has shifted to a seller’s market.

In December 2013 the average sold price in Manatee County was $251,273 with 83 days on the market. Homes sold at 97% of list price. We have 4.7 months of inventory which continues to show us that it has turned to a seller's market. We saw that coming a year ago.

On Anna Maria Island, we see prices going up and it's a buyer's market. In December 2013, there were 24 homes sold and there are 277 homes on the market. That is an 11 1/2 month inventory of homes. The average sales price for December 2013 on Anna Maria Island was $807,388 with 146 days on market and selling at 94% of list price.
In Northwest Bradenton, zip code 34209 the average sales price for December 2013 was $200,037 with 63 days on the market and selling at 96% of the list price with 3.75 months supply of homes which makes it a seller's market.
