Very often, buyers that visit my property listings tell me that they are so happy that the pictures they see on Realtor.com are exactly what the home looks like; they were not disappointed! So, do the pictures help the buyers make offers?
Absolutely! Pictures are the largest marketing piece of a Realtor's marketing strategy. According to RisMedia, property listings with a large number of photos and a virtual tour get 30% more viewings than those without! So if you are looking to sell your home, where do you start?

More often than not, when I am looking through the Multiple Listings I come across so many high-end listings with 1 or 2 photos. Some listings have multiple photos, but show a bed - not the full bedroom (because the agent does not have the proper equipment to photograph the home).

As a seller, you will want to interview your Realtor. Before the interview (and this step will save you time because you might not need to interview as many Realtors once you visit their websites), go to the Realtor's website and look at the following:
1. Go through all the Realtor's property listings to see how many photos are displayed.
2. Do the photos define the home or are they poor quality? Are they grainy and dark?
3. Do the photos encourage you to want to see the home?
4. How many photos are available for each property? Are there enough to tell the story for this home?
5. Is there a virtual tour?
Because real estate has been changing, buyers are on the Internet looking for information and rejecting properties that are of no interest to them. If the buyer cannot get a feel for your home through the pictures and the virtual tour you may not get the showings you need to get the appropriate offer.
A great Realtor not only helps you prepare your home for the photo shoot, but hires a professional photographer to capture images that will bring the buyers to you – checkbooks in hand! Are photos important? Only if you want to sell your home for top dollar in the least amount of time!
