BRADENTON, FL — The owners of Mixon Fruit Farms have listed their 39-acre farm for $15.8 million, according to a new listing from Coldwell Banker Realty.

The 39-acre farm at 2525 27th Street E. is zoned as agricultural land.

Patch has reached out to both Mixon Fruit Farms and Selina Bradley, the listing agent for the property, for more information. This story will be updated when they respond.

“Born and raised here in Bradenton, I’m honored to bring this historic new listing to the market in less than 24 hours,” Bradley wrote in a Facebook post.

The listing for the historic property, which has been in the Mixon family for 84 years, appeals to both developers and potential businesses.

“Calling all developers! Welcome to your dream property, a 39-acre farm that's waiting for you to transform it into something truly special. Whether you're a developer looking for a prime piece of land, or an entrepreneur looking to build your own business empire, this property offers everything you need to make your vision a reality,” according to the listing.

Coldwell Banker promises developers “plenty of untapped potential waiting for your vision to come to life.”

The listing reads,” The possibilities are endless - from residential housing to commercial development, the choice is yours. And with the land already divided into parcels, it's easy to customize your project to fit your needs. The sprawling land is divided into four parcels, each with its own unique character and charm.”

With the Mixon Fruit Farm store and warehouse, the land is also “perfect for those looking to take over a well-known agribusiness that has stood the test of time since 1939,” Coldwell Banker said.

The property has reclaimed water tank access, two large 600-foot wells and a smaller well.

Owners Dean and Janet Mixon address swirling social media rumors about the farm being sold in the fall, telling the Bradenton Herald that they have a prospective buyer for the family business, though no contract has been signed yet.

“We have dealt with so much, from NAFTA bringing in all the disease that has killed our citrus trees, COVID closing us down, staffing issues, the hurricane knocking off half the fruit, just to name a few,” Dean Mixon said. “Because of all the issues, we are having to take a serious look at offers. We don’t have a signed contract, at this time, however we are in the process of seeing what can be done on our land.”

They’ve long fielded offers to purchase the property, but have always turned them down – until now, Jean Mixon said, according to the Business Observer. “We get several offers every year from people that would like to buy the property and we never really gave it a second thought.”

In April, Mixon sold 4.5 acres of property south of 26th Avenue East — bordered by 27th Street East on the west and the Manatee County Schools’ Matzke Complex to the east and south — according to the Bradenton Herald. The land will be the future home of a 7-Eleven gas station.

Janet Mixon told WWSB that part of the reason they decided to sell this portion of the far was because of a roundabout built nearby that made it difficult to operate their farm equipment.
