The second home inspection I urge you to get is a 4 Point Home Inspection and Wind Mitigation. A 4 Point Home Inspection is a thorough inspection of the plumbing, heating, air conditioning and electrical aspects of the home. The inspector will test your dishwasher and look for leaks, they will test your hot water, test your light switches and outlets. They will turn on every light, run the microwave, turn on the stove and oven. They do all the things you don't get to do when looking at the house. They even look for signs of existing or previous roof leaks and repairs.

Your Wind Mitigation is for your insurance company. If no permits are found to verify the last roof replacement the inspector will give their opinion on the age and life expectancy of the roof and of course the older the roof, the higher your insurance premiums will be. Please keep in mind that a home with a good inspection report is not warrantied against future issues. The results are valid that at the time the inspection was performed everything was o.k.
