Coldwell Banker Commercial NRT Closes Sale of Seminole Heights Industrial Warehouse for $920,000
Warehouse Purchased for Redevelopment to Area's First Mixed-use, Multi-family Urban Living Space
Wesley Burdette has purchased an industrial warehouse at 4513 N. Florida Avenue in Tampa for $920,000. Burdette plans to transform the building into The Warehouse, a mixed-use, multi-family property to include apartment units as well as retail or restaurant space. Craig Scafidi, a commercial sales associate with Coldwell Banker Commercial NRT in Tampa, worked with the buyer and the seller in the transaction.
The complex, once completed, will be the single largest development of apartment homes in Seminole Heights with up to 49 loft-style units, meeting a need to supply the current limited rental inventory in the revitalized area. The development will include a Zen garden, an open atrium and retail space on the first floor. This type of project could mark a turning point as the largest multi-family complex ever planned in Seminole Heights.
“This project is so much more than an exciting, responsible, reuse of an existing building,” said Burdette. “Developing unique, mixed-use residential properties will have a significant positive impact for Tampa. A space such as The Warehouse in a vibrant, culturally-rich neighborhood like Seminole Heights will help local companies woo more of the kind of talent Tampa is seeking to attract.”

Craig Scafidi, commercial sales associate with Coldwell Banker Commercial NRT representing the buyer and seller in the transaction, commented, “This is an exciting project that should put the Seminole Heights area on the radar, becoming a catalyst for lots of new development of this kind and spurring economic growth in the area.”
“This unique, first-of-its-kind space could seriously impact development in Seminole Heights, one of the original, traditional residential neighborhoods of Tampa, and follows the trend for similar urban living spaces sought in other metro areas that attract new residents and a return of suburbanites to the inner city,” said Dee Maret, managing director of Coldwell Banker Commercial NRT, Florida. “Additionally, the company is particularly pleased that this sales opportunity arose as another residential-referred transaction by Coldwell Banker Residential Real Estate. This transaction exemplifies the full range of services we provide our customers every day.”
