The DeMarcay on Palm Avenue tallies 10 reservations in six weeks

Ten buyers have reserved condominiums at The DeMarcay, a luxuriously appointed residential project, soon to be built in downtown Sarasota.

Ten interested buyers have reserved condominiums at The DeMarcay (DeMarcay33SouthPalm.com), a luxuriously appointed residential project by XAC Developers, LLC, soon to be constructed at 33 S. Palm Avenue in downtown Sarasota.

Marketed by Sarasota’s The Plaza at Five Points Premier Sotheby’s International Realty, the building has gained immediate interest mostly from local buyers looking to live in the heart of downtown, close to amenities, world-class beaches and plentiful dining choices. More than 300 people attended the grand opening event at the sales center on Palm Avenue last month.

“The excitement surrounding this building, plus its ideal location in the heart of Palm Avenue, is bringing out several different buyer segments, including young professionals, families with children, empty nesters and retirees,” says Michelle Burke-Phillips, managing broker at Premier Sotheby’s International Realty. “There is nothing like this opportunity anywhere else in Sarasota,” she says.

The contractor for the project is Naples-based BCBE, the architect is Sarasota firm Parker Walker Group and JKL Design Group, Inc. is the designer. The local design firm intends to honor the site’s history by including historical elements from the former cigar factory and hotel originally located on the site in the new building’s lobby.

The 18-story building with an amenities level and pool on the top floor offers expansive waterfront views and floor plans ranging from 1,144 - 3,106 square feet with the ability to combine units for larger square footage.

“There is the possibility of combining units to create up to 6,000 square feet of living space, which would be one of the largest downtown penthouses in Sarasota,” says Perry Corneau, lead sales associate for the DeMarcay. “Additionally, this will be the only building with a magnificent resort-style pool on the roof, showcasing magnificent views of the Gulf of Mexico and Sarasota Bay,” notes Corneau.

Prices range from $500,000 to more than $3 million, and a $10,000 refundable deposit is required to reserve a spot. With city approval, the building is expected to begin construction in early 2016 with an estimated 14 - 16 month build out.
