How Do I Find a Lot?

This is one of the most common questions we get asked.  These days you probably believe you need to be a psychic or have a crystal ball to successfully find a lot.

While there may be plenty of lots available in the new planned communities, a lot of families prefer to live in older neighborhoods like South Tampa and Snell Isle.

So how do you find a lot in these areas?

Assuming you’ve narrowed down your search to a specific neighborhood, price range and size, it’s time to start your search.

We always recommend that you use every available resource, so here they are:

• Realtors:  When you’re looking for a lot, it’s key to have a hungry realtor on your side.  Sure they can tell you quickly when a new lot comes on the market.  There is a lot of technology to notify you quickly.  More importantly, a realtor can network with their colleagues and let you know of a lot before it becomes publicly available and listed.
• Builders:  Many builders purchase lots to build inventory or spec homes.  Many people believe that they must build with that builder if they want the lot the builder owns, but builders will sell their lots if they can make a reasonable profit.
• Friends & Family:  It’s time to get the word out.  You never know who will be your lead to your perfect lot.  It might be your postman or your sister.  Bottom line, don’t try to keep it on the down low – let everyone know you’re looking for a lot.
• For Sale By Owner:  Drive and walk around your target neighborhood.  For Sale By Owner Properties are common and sometimes the only notice is the sign in the yard.
• Get Aggressive & Solicit Directly:  Do what the builders and land brokers are doing – directly approach property owners of lots that look promising.  You can be bold and mail an offer with an introductory letter or walk right up and knock on the door.
