How Long Does It Take To Build A Custom Home?

This is probably the second most asked question we get – I bet you can guess the first.

Let’s not dance around the question and get down to it – 1 Year.  Yes, that’s pretty much the reality of it.  From the time you sign your contract until you move into a new custom home is typically 12 months.

So next question – What could decrease or increase that length of time?

The process really breaks down into two phases – Pre-Construction & Construction.  The Pre-Construction phase includes all the plan development, permitting and finish selections.  The Construction Phase is just what it is…building the home itself.

Last year, the Construction phase for our homes averaged 9 months.   Some were more and some were less.  You’d think that the size and complexity of the home drives time but it’s actually less of an impact than you might guess.  During the construction phase, time frames are impacted mostly by owner changes.  That’s why we focus a lot of effort on the pre-construction phase to minimize these changes which will help us stay on time.

So lets discuss the Pre-Construction phase since this can significantly impact the timeframe.  Last year, our homes took 3-5 months to complete this phase of work.  Why the large range?  Well it comes down to a homeowner’s availability and pace of decision making.  If you can dedicate the proper time each week and make decisions, then the plan development and selections get done quickly and the home can begin construction.  If you are busy with family and work and don’t have the available time, then this phase takes longer and the Construction Phase can’t begin until it's completed which simply pushes out your move in date.

So to answer the question about what can increase or decrease the time frame, it really comes down to a homeowner’s availability and decision making.  A solid Tampa home builder will have all the resources to structure the process and guide you, but it really comes down to availability and decisions at the early phase of the project.
