Sunny Sky Products leases 42,136 square feet of new industrial space in east Tampa

Mandich Group has leased 42,136 square feet to Sunny Sky Products at Tampa Cold Storage Logistics, a 108,864-square-foot speculative cold storage facility at 3601 E. 3rd Ave. in Tampa. Sunny Sky Products is relocating from approximately 50,000 square feet of shared space in Winter Haven and plans to be fully operational at the new facility by the end of April.

Colliers’ Michelle Senner, SIOR, based in Tampa, and Lauren Pace, based in South Florida and a member of the steering committee for Colliers’ national food and beverage group, represented the landlord, Mandich, in the transaction. Jay Magness and Rick Narckiewicz of Newmark represented the tenant.

The property is located just south of Port Tampa Bay and offers immediate access to Interstate 4. Tampa Cold Storage Logistics features temperature capabilities ranging from minus 10 degrees Fahrenheit to 38 degrees Fahrenheit, 17 dock doors with vertical levelers and trailer door in-swing capabilities, 40-foot clear height, 133-foot truck court depth and dedicated office space. The building offers highway visibility along with proximity to Port Tampa Bay, Tampa International Airport and CSX Intermodal.

Based in Houston, Texas, Sunny Sky Products is a leading producer of comprehensive beverage solutions, offering a wide portfolio of hot, cold, frozen and beverage enhancer products for the foodservice, hospitality, healthcare, and convenience store channels. The company specializes in creating and manufacturing high-quality dispensed beverage offerings that include frozen slushies, fountain drinks, coffee and cappuccinos, teas, lemonades, energy drinks and other beverage products.

Cold storage industrial properties have been forecasted to see moderated activity, but this transaction signals continued flight to quality among users requiring specialized space.
