Water Street Tampa Office Tower 95% Leased With 2 New Leases

TAMPA, FL — With two major leasing milestones, Thousand & One, a premier office tower at Water Street Tampa, the building has reached 95 percent occupancy, Strategic Property Partners, LLC announced Monday in a news release.

National commercial real estate firm Berkadia has signed a lease to relocate its Tampa operations to the building.

Meanwhile, longtime tenant RSM has also expanded its footprint, bringing Thousand & One to 95 percent occupancy.

These transactions reflect a pattern of tenant growth and long-term commitment among companies already operating at Thousand & One, SPP said.

Multiple firms have expanded or are actively expanding their presence there, the company added. The office tower’s tenants are a mix of financial services, professional services and real estate firms.

RSM, an accounting and advisory firm, was the first tenant to commit to Thousand & One in 2019. The firm’s growth in Florida has increased its need for collaborative workspaces and meeting areas for a hybrid work environment.

About 300 employees use RSM’s Tampa office. The firm’s expansion adds 4,262 square feet to its existing 15,709-square-foot footprint within Thousand & One.

“As our business continues to grow across Florida, expanding within Thousand & One allows us to scale while staying rooted in a location that supports our people, our clients, and our culture,” Danny Jackson, RSM’s Tampa office leader and Florida market leader, said, adding, “Water Street Tampa offers an energy, accessibility, and sense of place that aligns with how we work today and where we’re headed.”

Berkadia will relocate its Tampa office to Thousand & One, signing a lease for more than 6,000 square feet.

The firm plans to move into the building by the end of the year. This relocation provides room to expand Berkadia’s Tampa workforce.

“As demand for Berkadia’s commercial real estate advisory services continues to grow, it was important that our office supports how we serve clients,” Matt Mitchell, senior managing office, Berkadia Central & North Florida, said. “Thousand & One provides a highly accessible, collaborative environment that enhances client engagement while supporting the continued growth of our Tampa Bay team.”

With these two transactions, Thousand & One has neared full occupancy, as the leasing team is actively negotiating the remaining space toward full occupancy.

“Reaching 95 percent occupancy underscores that momentum and reflects how strongly the market has responded,” Mary-Kate Michalak of SPP said.
