Water Street Tampa Office Tower 95% Leased With 2 New Leases
A national commercial real estate firm is moving into Thousand & One, an office tower at Water Street Tampa, as a current tenant expands.

TAMPA, FL â With two major leasing milestones, Thousand & One, a premier office tower at Water Street Tampa, the building has reached 95 percent occupancy, Strategic Property Partners, LLC announced Monday in a news release.
National commercial real estate firm Berkadia has signed a lease to relocate its Tampa operations to the building.
Meanwhile, longtime tenant RSM has also expanded its footprint, bringing Thousand & One to 95 percent occupancy.

These transactions reflect a pattern of tenant growth and long-term commitment among companies already operating at Thousand & One, SPP said.
Multiple firms have expanded or are actively expanding their presence there, the company added. The office towerâs tenants are a mix of financial services, professional services and real estate firms.

RSM, an accounting and advisory firm, was the first tenant to commit to Thousand & One in 2019. The firmâs growth in Florida has increased its need for collaborative workspaces and meeting areas for a hybrid work environment.
About 300 employees use RSMâs Tampa office. The firmâs expansion adds 4,262 square feet to its existing 15,709-square-foot footprint within Thousand & One.

Berkadia will relocate its Tampa office to Thousand & One, signing a lease for more than 6,000 square feet.
The firm plans to move into the building by the end of the year. This relocation provides room to expand Berkadiaâs Tampa workforce.
âAs demand for Berkadiaâs commercial real estate advisory services continues to grow, it was important that our office supports how we serve clients,â Matt Mitchell, senior managing office, Berkadia Central & North Florida, said. âThousand & One provides a highly accessible, collaborative environment that enhances client engagement while supporting the continued growth of our Tampa Bay team.â
With these two transactions, Thousand & One has neared full occupancy, as the leasing team is actively negotiating the remaining space toward full occupancy.
âReaching 95 percent occupancy underscores that momentum and reflects how strongly the market has responded,â Mary-Kate Michalak of SPP said.
Franklin Street exclusively leads leasing at Thousand & One with JLL serving as tenant broker for Berkadia.
