Colliers arranges 24,742-square-foot industrial lease for new Kahwa Coffee headquarters

New St. Petersburg, FL, location will house the company's roasting operation, production space, corporate offices and training center

Kahwa Coffee, the largest independent coffee roaster in the state of Florida, has leased a 24,742-square-foot industrial property located at 4001 35th Street N. in St. Petersburg to serve as its corporate headquarters. The space will house the company’s roasting operation, production space, corporate offices and a dedicated training center.

Dominic Hewitt of Colliers represented the landlord, Legacy Capital Partners, in the lease transaction. David M. Kramer, CCIM of Pridgen Realty represented Kahwa Coffee.

For the past seven years, Kahwa Coffee’s headquarters had been in a 14,000-square-foot space at 3070 44th Ave. N. in St. Petersburg. The new facility provides significantly more room to support the company's continued growth and operational needs.

"We are excited for this move and looking forward to continued expansion, thanks to this new building," said Raphael Perrier, co-founder of Kahwa Coffee.

As part of the relocation, the company completed extensive renovations, including new flooring and paint, construction of a separation wall with windows between the production and office areas, installation of additional roll-up doors, propane infrastructure for roasting equipment, and the creation of a replica café used for employee training and coffee education classes.

"Kahwa's expansion is a great example of a Tampa Bay brand investing in its long-term growth," said Hewitt, senior associate at Colliers. “Right now, we’re seeing continued demand for industrial space from local and regional operators – especially distribution and production users.”

Founded in 2006, Kahwa Coffee has more than 15 standalone café locations in Tampa, Sarasota and Texas, as well as 26 in-store locations at Publix Super Markets. They service more than 1,000 wholesale accounts and are the largest independent coffee roaster in the state of Florida.

The landlord, Legacy Capital Partners, is a private equity real estate investment firm focused on industrial, flex and office assets.

The property is in Petersburg Commerce Center, a three-building, small-bay industrial and manufacturing park located at 4033, 4055, and 4057 35th Street North in St. Petersburg.
