In the time that I've been working as a Real Estate Investor, this is probably one of the top 5 questions I've been asked. Some of the people who've asked are friends who are curious, some who find it interesting and are considering a change of career, some are skeptics who think that it's shady or some type of scam.
The majority are sellers who have a home or piece of land that they've perhaps inherited, or they're going through some sort of personal/financial distress such as a divorce, loss of employment or job relocation. Some are folks who have a home that they're living in or are renting and feel stuck or anchored to this property because the value of the home is less than what they owe (a.k.a. they're upside down).
So what do I say when I'm asked this question? It's very simple. I'm a problem solver/Home buyer. I solve your real estate problem by offering to buy your home or mobile home, mainly by paying you cash for the home in as-is condition. However, there are situations where "cash isn't king" and isn't the best solution.
