Beer Garden, Restaurants Part of Avalon's 2nd Phase

These are just a few highlights from the retailer lineup that North American Properties announced on Monday for phase two of Avalon.
Based in Alpharetta, the 86-acre mixed use development Avalon opened in October. Propelled by Avalon’s success, Phase II’s retail is already 80 percent leased and attracting top chefs and the hottest retail concepts in the country. Phase II will open in Spring 2017.

The nine retailers that will open as part of phase two include:
- Hop City and The Spotted Trotter will unite to create Avalon’s own Beer Garden. Both concepts have locations at Krog Street Market in Midtown Atlanta. Known for its craft beer and wine, Hop City opened its doors in 2009 and has since become an Atlanta favorite. The Spotted Trotter is a local chef-driven charcuterie recognized for its rich selection of meats.
- Rumi’s Kitchen, a popular Persian restaurant in Metro Atlanta.
- Brine Fish House, a local chef-driven concept by Marc Taft of Chicken and the Egg, will add highly anticipated seafood menus to Avalon’s already robust restaurant mix.
- The Boardroom Salon for Men delivers the ultimate men’s grooming experience, offering haircuts, shaves and spa services unlike any other barbershop. The Texas-based men’s salon will open its first Georgia location at Avalon.
- Lucky Brand, known for its authentic, all-American jeans and accessories.
- Brooks Brothers, the oldest men’s clothier in the U.S.
- Levi’s, the American clothing company known worldwide for its brand of denim jeans.
- Urban Outfitters, offering urban, chic clothing, accessories and apartment décor for men and women.
“NAP continues to attract best-in-class retailers and chef-driven restaurants, further enhancing the Avalon experience and Alpharetta’s culinary and shopping landscape,” said Janet Rodgers, president and CEO of the Alpharetta Convention and Visitors Bureau. “The strong leasing momentum is a testament to Avalon and demonstrates its success as an experiential community.”
In addition to retail, Avalon Phase II will bring an additional 550,000 square feet of office space, 276 multi-family units, a 330-key hotel and 74,000-square-foot conference center.
Five new Phase I retailers are also scheduled to open soon at Avalon:
-Tesla will open April 29.
-Atlanta-based AYA Med Spa will also open this month.
-Farm to Ladle, the local chef-driven restaurant with a location in Ponce City Market, is scheduled to open in early June.
-Parisian Nail Salon will open in June/
-Café Intermezzo, the Atlanta-based and European inspired coffeehouse, will open in November.
“We carefully curated Avalon’s merchandise mix to resonate with our guests,” said Liz Gillespie, Vice President of Marketing at NAP. “We are thrilled to welcome these highly sought-after retailers to Avalon, and we look forward to the elevated experience Avalon Phase II will bring to the already vibrant community.”
Avalon Phase I includes 106,000 square feet of office space, which is 100 percent leased with rents more than 20 percent higher than submarket rates. Phase I multifamily, Haven at Avalon, is 92 percent leased with rents commanding 40-100 percent above market. And, the 400,000 square feet of Phase I retail is 100 percent leased with many retailers consistently outpacing projected sales. NAP recently brought Avalon Phase I to market while the team remains heavily involved in the development of Phase II, including the hotel and conference center.
