New Medical Office Building Coming To Alpharetta
Triad Properties has tapped Choate Construction to build a $26 million facility as well as an ambulatory care or urgent care center.

Huntsville, Ala.,-based Triad Properties has selected Choate Construction to build a new medical office building in Alpharetta.

Located at the northeast corner of Old Milton Parkway and GA-400, the property is immediately adjacent to Northside Hospital’s 140-acre Alpharetta medical campus, which consists of approximately 700,000 square feet of medical office and ambulatory care space.
Choate Construction will construct a four-story, 106,000-square-foot, $26 million, Class A medical office building as well as an ambulatory care center or urgent care center on the prominent site. Pre-leasing has already started, and the anticipated construction completion date is set for fall 2016.

“Alpharetta is experiencing explosive growth and the need for high quality, specialized healthcare services is in high demand,” said William Stroud, principal at Triad Properties Corporation. “Triad Properties brings a seasoned team of professionals to develop, design, and construct the property. Smallwood, Reynolds, Stewart, Stewart & Associates will be the designer, and brings 36 years of healthcare experience to the table. Choate will act as the general contractor, having completed more than 400 healthcare projects to date. Both companies have completed 65 projects together to date, with 15 of those projects being in Alpharetta.
The civil engineering will be completed by Wolverton and Associates, who also provided the civil engineering for the property when the adjacent parcel was subdivided, sold and developed.
The project will be marketed and leased by HealthAmerica Realty Group, an Atlanta-based, full-service commercial real estate firm.
In addition, Triad Properties has participated in the development of a number of properties in Alpharetta, including buildings developed for Travelers Insurance, Hartford Insurance, and Nortel.
