Get Your Home Ready to Sell with Less than $1,000

8 tips to help you get your home ready for sale, without breaking the bank.

So you're thinking about selling your house? Do you watch HGTV like I do? 

If you do, you're tempted to remodel your entire kitchen, all of the bathrooms, and re-do the floors. Of course, your real estate professional would be ecstatic if you did all of those things, but the reality is that you may not see a return out of all of those items.

  1. Paint - get neutral colors (ask for help from someone if you're not sure what colors to pick), and paint any rooms that have stained walls, bright colors, or white walls. Touch up trim as well (baseboards, crown molding if necessary)
  2. Un-Decorate - start by de-cluttering and packing up all unnecessary items. Take religious artwork down and photos of your family and dogs. Stop by Kirkland's at the outlets and pick out some generic wall art to hang in its place. 
  3. Clean - It's time for spring cleaning. Everything from mopping the floors to dusting the fans and AC vents. Vacuum, get the carpets cleaned, and scrub like your mother-in-law is stopping by for a visit ;-)
  4. Landscaping - have your grass mowed, edged and blown. Have fresh pine straw laid out in beds where it's dull or flat. 
  5. Pressure Wash - rent or borrow a pressure washer and pressure wash the gunk and grime off the outside of your house. 
  6. Front Door - Paint your front door and any faded shutters. This is part of buyers' first impression of your property, and can make a HUGE impact. 
  7. Replace - replace old, dated fixtures. Look at door handles, faucets, shower heads, etc. As small as these things seem, they can make your house feel newer and well-kept. 
  8. Organize - Organize the pantry, your cabinets, bedrooms, closets etc. Wherever your normally store all of your "crap," dive in and pack all the extras up and make sure buyer's aren't thinking "I'm going to run out of space in this house" when they open your closet. 

Now, with all of this said, there are times when you may want to spend more than $1,000. And you may get more return for certain upgrades than others. This is where your real estate professional comes in. Call your local realtor, and have them come out and assess your house. You may be surprised what little things you can do to bring the value of your home up.
