Atlanta Has One Of USA's Hottest Neighborhoods: Report

Atlanta's Old Fourth Ward is one of the country's hottest rental markets, says a new report.

ATLANTA, GA — Yet another ranking is out dissecting desirable neighborhoods nationwide, and one Atlanta neighborhood is high on the list. Congratulations, Old Fourth Ward.

The somewhat subjective list from HotSpot Rentals lists the 25 "hottest" neighborhoods in America. The Old Fourth Ward neighborhood — home of the vibrant Ponce City Market and Atlanta Beltline's popular Eastside Trail, along with the historic Ebenezer Baptist Church and Sweet Auburn Historic District — came in 9th with 80 hot points. The neighborhoods were ranked in six categories: walkability, transit, budget, entertainment, lifestyle, weather.

"Every city has new hotspots, gritty classics and much in between. But how do you quantify the 'coolness' of a given neighborhood, beyond what's simply trendy and hip?" the report says. "How do you compare the vibrant and diverse cultural epicenters of our nation's most beloved cities? Put simply, we used data to determine street cred."

Exactly what data they use isn't really laid out in the report, although they say their data came from Yelp, TripAdvisor, and WalkScore, among others.

The Mission district in San Francisco ranked No. 1 on the list, followed by Bushwick in New York City, Jackson Square in San Francisco, Capitol Hill in Seattle, and Sunset Park in New York.

Just last year the Georgia Trust for Historic Preservation honored the Ponce City Market with the Marguerite Williams Award, presented annually to the project that has had the greatest impact on preservation in the state. Formerly the Sears, Roebuck & Company Southeast distribution center and retail store, the two-million-square-foot nine-story building, the largest by volume in Georgia, was rehabilitated to include retail and office space, residential units, a central food hall and public outdoor spaces.

The project, which included inspecting and rehabilitating all masonry features and the treatment of over 1,000 historic steel windows, leveraged over $50 million in rehabilitation tax credits, making it one of the largest preservation projects in the nation's history. The project kept the largest brick building in the Southeast out of a landfill and has served as a catalyst for rehabilitation in its vicinity.

But whatever the case may be, they declared Old Fourth Ward highly walkable, with a score of 82, while the area's weather is even better, earning a score of 89. Entertainment scored a lower 63, while its impact on your budget gave it a 77.
