Commission Discounts and Getting Sellers' Attention in Dacula and Gwinnett
Over the past year I have noticed a new shift in the market. Prices are heading up again, and homes are selling. What am I trying to focus on to attract the attention of Sellers? Commission discounts.

Since about the third quarter of last year I have noticed a new shift in the market. Prices are heading up again, but are way below the peak of the market that we saw about 2006-2007 when prices were overpriced by 39%. Unlike 3-4 years ago, in the height of the foreclosure crisis we saw in Metro Atlanta and Gwinnett, when I put a home on the market we are getting offers in “days and weeks” not months any longer! Too, many Sellers due to a market with about 40% less inventory than a year ago are getting multiple offers and picking the offer they like best.
Marketing listings is fairly easy thanks to the internet and IDX or brokerage companies sharing listing data across MLS with each other’s websites. I have had a few listings lately that sold before I got the “Just Listed” postcards in the mail box to mail to my target market group! I am seeing homes that are being bought by Buyers who are calling me through MLS links or Buyers who are working with other Realtors who find us through the MLS and the literally tens of thousands of websites that have my listings on them. Many of which are featured listings and at the top of search pages.

Offering some Sellers a discounted commission.
Please don't misunderstand! I am definitely not a discount broker, but thanks to the internet my costs are significantly lower than agents who advertise on radio, in newspapers, and on billboards. It has been my goal for years to create a win/win situation where I can pass savings fueled by the internet and marketing 'smarter' along to Sellers I work with, and provide them with the best service including high resolution photography and a complete marketing system and plan. Not to mention that as someone who is full time in this business, I talk to Buyers every day! It helps me be of better service to my Sellers.

My goal is not to “make a living” on any one Seller or listing. It is to grow a business and make people happy with my results!
So far, that game plan has worked pretty well.
