Two weeks ago, I reported on the . While looking at the number, I noticed a very large percentage of the sales in Dacula came from Hamilton Mill. With that in mind I want to see what Hamilton Mill still had to offer in terms of opportunity for buyers.
As it stands right now, Hamilton Mill has 55 homes on the market. The average sales price of those homes is $323,500. The highest price home in Hamilton Mill is $599,000 with the lowest priced home being $166,000. The strength of Hamilton Mill is that it is still a desirable community and the community is very diverse in its pricing, offering homes with all different price points and features. Hamilton Mill continues to be strong, but the numbers reflect what we saw in all of Dacula. Sales volume is up, but the average sales price in homes is down. I expect Hamilton Mill to continue to lead Dacula for several reasons. First, it is the largest subdivision with about 2,200 homes and second, a community featuring golf, tennis and an active lifestyle will always be desired by buyers.
