It's a great time to sell your house!

Houses are selling. Put your house on the market now!

Hello again: I haven't posted a blog in a while because I have been busy selling houses.  I cannot believe how fast this market is now selling. If you have read my post in the past, then you will know that I have said time and time again that pricing your house right and making it very convenient for agents to show it will get your house sold!

Just this weekend, while representing two different clients who made offers on houses, the sellers of those houses had other offers come in right behind us!  My strong belief now is: I am a seller's good luck charm!  This has been happening for some time now.. either my clients are choosing the same houses that every one else wants, or I bring good luck to the seller!  Or maybe they are smart sellers and they actually priced their houses right.  

Now is the time folks, if you are thinking about selling your house, get it on the market now!  But do not let your agent talk you into having the buyers agent call them instead of you.. this is a new trend in real estate that is preventing sellers from showing their houses to some of the buyers.

When the seller's agent is not available (which is most of the time) then your house will not be shown as much as it would be if the buyer's agent can call the seller directly to make an appointment. The listing agent is getting in the way of you showing your house.  And the only reason the listing agent wants to intercept the buyers agent is; when your listing expires, they do not want other agents to have your telephone number. Don't fall for that selfishness.  

And if you are not desperate to sell your house, don't list with a real estate company that advertises that they are the foreclosure or short-sale expert or it will appear that you are in financial trouble to the other agents and you will get a ridiculous offer on your house.

My neighbor recently listed with a discount realtor that advertises on the radio that "she will stop the foreclosure" ~ So naturally I now think that my neighbor must be about to lose their house through foreclosure!  Hire a professional to help you sell your house, not the lowest bidding real estate agent, get the real deal. Perception is everything. 

Cut the grass, spruce up the lawn and paint the outside if necessary.  Make your curb appeal stand out. Put some flowers at your door, paint your front door, make it fresh and inviting and get that house SOLD!
