Johns Creek Rejects Active Adult Apartments

Johns Creek, GA -- The city of Johns Creek on Monday denied a request to build a 170-active adult community along a busy highway.

Council members voted to reject a rezoning and special use permit request from NorSouth Development pertaining to 6.3 acres on the southeast corner of Medlock Bridge Road and Bell Road.
The company requested a rezoning from C-1 (community business) conditional and O-I (office – institutional) conditional to C-1 to accommodate a 170-unit active adult apartment development.

The company also requested variances to eliminate a 40-foot landscape strip along Medlock Bridge Road and a 25-foot strip along Bell Road. It also sought a use permit to exceed the maximum building height of 60 feet by up to 10 feet.
If approved, the development would have included a 2,000-square-foot restaurant and 350-square-foot yoga studio, city staff notes in its summary.
In other rezoning related matters, Johns Creek leaders voted to defer until the Jan. 11, 2016, meeting a request from Piedmont Atlantic Capital, LLC.
That company is seeking a rezoning and special use permit to construct a self-storage facility on 2.46 acres at 11220 Medlock Bridge Road. Piedmont is also seeking a variance to reduce the required number of parking spaces from 20 to 10.
The property is currently zoned MIX (mixed use) conditional. According to the city, self-storage centers are only allowed with special use permits in the MIX, C-1 and C-2 zoning districts. Additionally, the property in question is subject to a previous rezoning that placed conditions of approval, which includes a list of permitted uses for each tract. The conditions, city staff notes, do not include self-storage facilities as among the permitted uses.
