Proposed Development Running Into Opposition

The developer is asking for a number of zoning exemptions that aren't exactly going to win over current homeowners living next to the land.

Plans for yet another housing development - one in the seemingly never-ending parade of proposals throughout Johns Creek - is running up against residents who say the plan is trying to shoehorn in too many homes in too small a space.

More than 450 people have already signed on to a petition asking the city's planning commission to reject a plan to plop down twelve three-story homes directly in front of one of the city's most established neighborhoods. If the plan is approved as submitted, longtime residents may soon see these new homes overlooking their properties, with the development coming within 5 feet of their backyards. There's also growing concern about the development's impact on the Long Indian Creek, which runs through the property. The Long Indian Creek is part of the greater Johns Creek watershed.

Others are concerned about the additional traffic the project will bring to the intersection of Indian Village Drive and State Bridge Road. The intersection currently has no traffic signal or cross-walks for pedestrians trying to traverse the high volume of traffic seen everyday along State Bridge.

As part of the proposal, the developer is asking that the land, currently zoned for small businesses, to be rezoned to residential. If this goes through, it will set a new, lower standard for zoning in the Ocee section of Johns Creek.

A public participation meeting for the applicant to provide an overview of the plan will be held at 7 p.m. Thursday, Oct. 4.
