Hines Project Back on Sandy Springs Council Agenda

The Council's meeting on Tuesday will include taking action on a mixed-use development that includes apartments, a hotel and retail space.

The Sandy Springs City Council during its meeting on Tuesday will once again consider a request to rezone 14.31 acres on the east side of the city to accommodate a large mixed-use development.

The Council’s meeting will get underway at 6 p.m. at Sandy Springs City Hall at 7840 Roswell Road. Before the meeting, the city at 5:30 p.m. will hold a change of command ceremony for its Fire and Rescue Department. The ceremony will take place outside the council chambers. The city will welcome new Fire Chief Keith Sanders and bid farewell to retiring founding Chief Jack McElfish.

Sandy Springs leaders in September voted to defer the proposal offered by Hines, which would have rezoned 14.31 acres from O-I (Office and Institutional district) to mixed-used district to accommodate 150,000 square feet of retail space, 1.5 million square feet of office space, a 250-room hotel and a 500-unit multi-family structure. The company initially requested a permit to operate a 25-story and 50-story office buildings, a 25-story multi-family building and 25-story hotel.

The vacant land is bordered by Georgia 400 to the west, Peachtree Dunwoody Road to the east, Abernathy Road to the north and Mount Vernon Highway to the south.

The council deferred the project, as the applicant presented a revised proposal that would reduce the overall density of the project. Now, Hines is proposing to build 90,000-square-feet of retail space, 1.27 million square feet of office space, 225-room hotel and 315 multi-family units. It’s also requesting a permit to exceed the height limitations in the mixed-use zoning classification.

Other rezoning requests the Council will consider include:

  • QuikTrip to rezone 1.84 acres at 200 Hanover Drive from O-I to C-1 (Community Business District) for the construction a gas station;
  • Rockhaven Homes to rezone 5.09 acres at 5950 Mitchell Road from R-1 (single family dwelling) to R-4 (single family dwelling) to develop a 15 single-family lot subdivision;
  • Southtech Homes, LLC, to rezone 2.14 acres at 6079 Boylston Road from R-4 to A (medium density apartment district) for the construction of a 17-lot townhome development;
  • JW Homes to rezone 2.03 acres at 120 & 130 West Wieuca Road from from A-O (apartment office district) conditional to A (medium density apartment district) for the construction of a 25-unit townhouse development; and
  • Edge City Properties, Inc. to rezone 3.091 acres at 6860 Peachtree-Dunwoody Road & 1001 Peachtree-Dunwoody Court from O-I conditional to A for the construction of a 38-unit townhouse dwelling unit development.

Council members will hear from City Manager John McDonough who will provide an update to the city center’s master plan.
