Five Luxury Features that Buyers Love!

When it comes to marketing your home, it pays to know which luxury features buyers want the most.

When it comes to marketing a small or less-than-stellar home, there’s no shortage of words that can be used to make it seem like more than it really is—modest…affordable…starter. Still, while your listing may truly be “budget-friendly,” virtually every potential buyer has a wish list of luxury features they are certain they simply cannot live without.

These often unrealistic wants and needs can be frustrating for any seller who knows that their home lacks a certain amount of opulence; however, to remedy the situation, there are actually a few little luxuries that sellers can easily install or fake without breaking the bank.

1.) AUTOMATION: While smart home systems used to seem like something out of “The Jetsons,” they’ve become one of those luxuries that no longer require a massive investment. Easily programmable thermostats and smart home systems are now available at very reasonable prices and they not only learn which temperatures you prefer, but they are easily controlled via Wi-Fi and mobile apps.

Furthermore, a large portion of cable companies now bundle temperature automation with other smart phone features such as remote-controlled lighting, security systems & door locking, and even smoke/carbon monoxide monitors.

While it may seem like these are serious next-generation innovations, most can be had for less than $200 up front (depending upon the size of the home and the number of devices required).

2.) OUTDOOR BEAUTY: At the end of the day, no one would choose to look at a barren backyard when they can behold a beautiful garden just outside the kitchen window. To help your home entice more buyers, never underestimate the power of utilizing a bit of landscaping in the form of raised vegetable beds, hanging vertical gardens, window boxes, and outdoor seating. In general, lush green anything tends to be a luxury that costs very little to enjoy for years to come.

3.) DON’T NEGLECT THE DETAILS: While your home may lack bigger things such as hardwood flooring or granite countertops, don’t forget about the importance of those little details which can make a large impact. If you’re looking for little projects that will give your home a bit of polished charm, consider projects like:

-Adding crown moldings or baseboards

-Adding interior or exterior shutters

-Painting moldings, baseboards, mantles, & door trims a contrasting color to the surrounding areas

-Replacing lighting and doors, and dated faucets, sinks, and hardware

-Painting exterior eaves, doors, trims, and fences

4.) BUILT-INS (OR FAUX ONES): Most forms of built-ins—i.e. desks, book shelves, and closet systems—feel like luxuries because they allow homeowners to efficiently use and organize the space in their home.

While it may seem expensive to hire someone to create or install built-ins into your space, it can actually be incredibly affordable if you’re willing to build it yourself. Don’t be afraid to think creatively and look online for ideas that will help you uncover imaginative alternatives and great second-hand finds.

5.) DEDICATED SPACES: In homes that are short on room, having the ability to dedicate certain spaces to particular activities is considered a luxury. Therefore, if you want potential buyers to feel as if your home is larger than it is, dedicate a few spaces to certain activities and make sure your décor matches accordingly.
