Homes Project Recommendations to be Presented to Village Board
Draft recommendations for the "Homes for a Changing Region" project will be presented to the Village Board at Monday night's meeting.

Draft recommendations for the “Homes for a Changing Region” or "Homes" research project, will be presented to the Arlington Heights Village Board Monday, Nov. 5.
A project to help develop strategies to meet the community’s future housing needs, “Homes” provides technical assistance for goverment leaders to chart future demand and supply trends for housing and develop long-term housing policy plans. According to the Village website, these plans aim to create a balanced mix of housing types to serve current and future residents and workers, and to enhance the livability of the community.
According to Chicago Metropolitan Agency for Planning (CMAP) projections the population of Arlington Heights is set to climb by 10,000 people by 2040, increasing the demand for housing, especially multifamily homes.

At a June workshop, CMAP presented a report that included housing forecasting, recommended strategies and analysis for market segmentation, workforce, sustainability and capacity.
Attendees of that interactive workshop focused on a five-block area along Arlington Heights Road from Sigwalt Street to Park Street, just south of downtown.

Village officials selected that area because it includes a combination of business and residential uses allowed under the current Zoning Code. According to the Village, it is also an area that may be redeveloped in the next thirty years and on a well-traveled street, it is a gateway to downtown Arlington Heights.
Through the “Homes” process, a report will be developed that will include:
- An analysis of the community’s existing housing supply.
- An analysis of the collaborative area’s housing supply and possible gaps.
- An analysis of the match between key employment sectors and existing housing stock.
- A market segmentation analysis to determine the housing preferences of current and future segments of the population.
- The results of a public workshop held in the community.
- Policy recommendations consistent with research outcomes and community goals and preferences.
- A visualization of a possible redevelopment/focus area illustrating outcomes of the policies if implemented.
At Monday night’s meeting, CMAP will present Draft Recommendations to the Village Board Monday, Nov. 5 at Village Hall, 33 S. Arlington Heights Road. The Village Board meeting begins at 8 p.m. and will be held in the Village board room on the 3rd floor of Village Hall.
