Village Officials Seek Feedback on Arlington Beer Company Plans

ARLINGTON HEIGHTS, IL — A long-planned microbrewery in Arlington Heights is looking to change its proposed plans and is hoping village officials will be on board. During this week’s village board meeting, village staff will ask for the village board’s feedback and direction on the Arlington Beer Company’s new proposal, which shows a “significantly amended project” compared to the brewery’s original proposal in 2014.

“Specifically, size of the retail sales portion has increased significantly, and the petitioner is now proposing to use the exterior of the site for additional consumption of beer,” Sam Hubbard, a development planner for Arlington Heights, writes in a memo.

In addition, the size of the brewery portion of the facility has been scaled back, according to Hubbard.

Village officials are asking for feedback from the village board on the new conceptual plans and whether the proposal is compatible with liquor license provisions, according to the memo.
Arlington Beer Company is looking to open in two buildings at 19 N. Hickory Street with a rear one-story building consisting of a 1,144-square-foot brewery, according to village documents. The front building is a 2,836 square-feet, two-story building with a taproom/bar on the first floor and additional overflow or event space located on the second floor. A sizable outdoor area is also proposed, bringing the total gross floor area of the indoor/outdoor taprooms to 4,411-square-feet.

The site is located directly west of single-family homes within the Arlington Market subdivision and is located within the Hickory-Kensington Overlay Zoning District, which calls for future residential uses along Hickory Avenue, according to village documents.

Village officials are concerned the current proposal is “too intense for the property and area, and may impact future redevelopment of the vicinity."

The village board will meet starting at 8 p.m. at the Arlington Heights Village Hall, 33 S. Arlington Heights Road.
