Red Seal Homes Celebrates First Move-Ins At Provenance Near Northbrook, Ill.

CHICAGO (Aug. 3, 2017) – Red Seal Homes has reached yet another milestone for its Provenance community, with first move-ins now underway earlier this summer at the master-planned development at Techny Road and Pensive Lane in the Northbrook area of unincorporated Cook County, Ill.

“For builders, first move-ins are the highlight of any new-construction development, since we get to see our vision come together as the final piece of a new community – the residents – take occupancy of their homes,” said Brian Hoffman, an executive with Northbrook-based Red Seal Homes. “With residents settling in, the character of the community can really begin to form. For prospective buyers who visit Provenance, that means they can now not only see completed homes, but also experience the personality of this new neighborhood as it takes shape.”

Hoffman noted the first closing and move-in at Provenance, which took place at the end of June, were closely followed by multiple homes that delivered in the community in July. Additional deliveries will take place throughout the summer and fall.

“Since we officially broke ground at Provenance last fall, we’ve had strong sales momentum, particularly in April and May during the spring real estate market,” Hoffman said. “That, paired with the great construction progress we made in the first half of 2017, means we’ll have a steady influx of new residents moving in this year at Provenance.”

The first home delivered at Provenance was one of the community’s 21 single-family homes, called The Estates, which measure 2,948 to 4,362 square feet and are priced from $949,900. Provenance also includes 34 duplex homes, called The Villas, priced from $624,900 and measuring 1,807 to 3,606 square feet; and 82 townhome residences, known as The Terraces, which are priced from $498,900 and measure 2,081 to 2,664 square feet.

“Our residents moving in at Provenance over the next several months perfectly illustrate how our range of housing styles and floor plans appeal to a really diverse cross section of buyers,” said Hoffman. “For example, our first residents to take occupancy are downsizers who chose a single-family ranch home for this stage of their lives. But we’ve also sold a number of The Estates single-family homes to families at various stages, from those with young children up to households with high-school-age kids.

"Similarly, the Terraces and Villas have been very popular already with everyone from young professionals and couples to families and downsizers,” continued Hoffman. “There are so many home designs to choose from at Provenance, it’s easy for buyers to find the right fit for their lifestyle.”

In addition to the variety of floor plan options, buyers at Provenance also appreciate the quality of finish level included with homes in the community, according to Hoffman. All homes are complete with a package of high-end interior features, including site-finished oak floors; upgraded kitchens with oversized islands, granite countertops and stainless steel appliances; and deluxe master baths. Buyers are assisted by the Red Seal design team in making specific finish and color selections for included finishes, in addition to coordinating any customizations and upgrades for both the interior and exterior of their home.

“Our goal is to help our buyers build their dream home, so we’ve drawn on our more than 80 years of homebuilding experience to make sure our homes offer the features and finishes buyers want most, as well as the opportunity to add those custom touches that really make the home their own,” said Hoffman. “We also have a terrific staff of skilled professional designers to guide our buyers through the selection process and make their vision for their home a reality.”

Set on 44 acres, Provenance is built around a landscaped community common with a waterfall as its centerpiece. Walking paths connect the common with a series of smaller parks throughout the community, including picnic areas and a playground.

Residents at Provenance will enjoy a prime North Shore location, convenient to both Interstate 294 and Lake Cook Road. The community has easy access to plentiful shopping and dining in downtown Northbrook and on nearby Willow Road. Additionally, Provenance is served by award-winning Northbrook District 31 schools and Glenbrook North High School.
