No Costco Included In Burr Ridge Development Plan

The developer says its project would benefit neighbors and increase property tax income.

BURR RIDGE, IL – The developer for a 110-acre site in Burr Ridge is proposing a mix of townhomes, industrial buildings and a new village public works building.

Bridge Industrial submitted its plan for 6900 Veterans Boulevard to Burr Ridge last week. The village posted it online Tuesday.

In its application, Bridge makes no mention of Costco. The chain store was included in an earlier plan that leaked last summer.

Village officials had been secretly communicating for months with Bridge about the Costco plan, with one official privately saying the store was a must in the development.

Once the information became public, neighbors protested a next-door Costco, saying the traffic, noise and potential crime could hurt their property values.

The site in question is CNH Industrial, which was long known as International Harvester.

In its proposal, Bridge said the new development would be an improvement for the neighboring Fieldstone subdivision. Now, the Bridge says, the neighbors see a mix of parking lots and vehicle and outdoor material storage.

With the new development, Bridge said residents would see a lot more green space and landscaping along the boundary, combined with high-end townhomes.

The development will also create an employee base to patronize nearby restaurants and stores, including in the Village Center, Bridge said.

Now, CNH pays less than $450,000 in property taxes a year, with that amount expected to decline as the company continues to vacate its property, Bridge said.

"Although final details are not yet available, it is expected that the proposed development as currently designed would far exceed that amount while generating minimal additional student load for local schools," the application states. "Lastly, the redevelopment of the site offers the opportunity for sales tax generated by future tenants of the business park. CNH Industrial ... did not generate any significant sales tax for the Village or its residents."

The proposal calls for a land swap with the village to build a new Burr Ridge public works building on the CNH property.

Assuming the village approves the development this summer, demolition of the CNH complex would start in the fall, a process that would last until spring 2025, Bridge said.

The new development would take 18 months to complete, with all buildings finished by fall 2026, according to the application.

The village's Plan Commission is expected to review the application April 15.
