Cadwell's Corner Sees New Addition Completed

Three new tenant spaces added to Deerfield strip mall, owners "aggressively marketing" vacancies.

DEERFIELD, IL — A new addition to the Cadwell's Corner strip mall was recently completed, tacking on an additional three tenant spaces and 1,500 square feet onto the site.

The site, on Waukegan Road at Lake Cook, was the former home of the Deerfield Library.

The work was completed by Chicagoland Building Contractors with design by Torch Architecture. The space is owned by Horizon Realty, who are aggressively marketing the intersection-facing vacancies, according to the Daily Herald.

In 2013, residents of the nearby Deer Run subdivision sued the Village over the opening of the Fresh Thyme grocery store at Cadwell's Corner.

Just last month, Deerfield's Plan Commission held a prefiling conference for the removing the restaurant prohibition and approving special use for a Brunch Café.

City officials are currently waiting for Horizon Realty to schedule a public hearing on the matter at an upcoming commission meeting, according to the Deerfield City Manager's office.

The following is from a Jan. 5 memo from Deerfield's planners to the Commission:

The petitioner is seeking removal of the restaurant prohibition for Cadwell’s Corners. The petitioner is also seeking a special use to allow a 5,110 square foot sit-down restaurant known as Brunch Cafe to be located at the south end of the Cadwell's Corners shopping center.

A Firehouse Subs is also proposed at the south end of the shopping center. If the restaurant prohibition is removed, the Fireshouse Subs restaurant can go in as a Permitted Use. The proposed restaurants will be located at the south end of the property and adjacent to the North Suburban Evangelical church.

The proposed 5,110 square foot Brunch Café is a breakfast and lunch restaurant that does not serve liquor. Brunch Café has 6 locations in the Chicagoland area and propose to lease the tenant space next to Pet Supplies Plus at the south end of the shopping center. The restaurant will be open daily from 6:30 a.m. to 2:30 p.m..

The petitioner’s material indicate that the menu will feature traditional breakfast and lunch favorites, along with decadent twists on the regulars such as stuffed French toast, blueberry bliss cakes and berry explosion waffles. Brunch Café also features a full service catering company, providing food for business meetings, corporate functions and social gatherings.

Brunch Cafe is primarily a sit-down restaurant with carryout orders making up 5% of customers. On average, the restaurant will employ approximately 25 persons, with 18- 20 people maximum per shift. The restaurant will provide seating for approximately 150 customers and projected annual sales for this location is expected to be approximately $2,000,000 to $2,400,000.
