DOWNERS GROVE, IL — On Tuesday, the Downers Grove Village Council will review a request from petitioners to extend the completion date to redevelop the site at 1250 Ogden Ave. Village documents say the construction on the two-restaurant redevelopment is "well underway," but there had been delays with the Illinois Department of Transportation's (IDOT) permitting.
The original deadline for completion was scheduled for Dec. 31, 2026. The extension would push the completion deadline to Dec. 31, 2027. According to village documents, the project is on schedule to be wrapped before the end of 2027.
Village trustees first approved the 9,600 square foot two-restaurant redevelopment plan in 2025.
The petitioner, Indvestia Capital, was granted a special use permit to allow a drive-thru on the property. In a letter to village officials, Indvestia Capital Manager Vick Mehta cited IDOT timing issues when requesting an extension of the special use permit request in April.
Since the project falls in the Ogden Avenue Tax Increment Financing (TIF) District, village officials need to approve restaurants that would occupy the development, and to reimburse the developer for any tax increment financing (TIF)-eligible expenses, up to $1.2 million or half the development's cost, depending on which is greater.
