Making a Price Adjustment

“Location. Location. Location.”

So says the famous real estate saying. But price is always an factor too!

Even with the current seller’s market in Evanston, the market always determines the price of a property. Not what you paid for it or put into it. Not what it might have sold for in 2006. Not what you hope it will sell for today. Not what your neighbors are telling you. Not even what the average real estate broker says they think it should sell for.

The market always determines the price of a property. And it’s helpful to think of the market like a pond, with water always flowing in and always flowing out.

If you’re trying to sell your place, and the property is no longer being shown to potential buyers, your property has sunk down into the “stagnant mass” of the market’s “pond”.

If your place is being shown but you’re not getting offers, then you should adjust your listing price in order to keep your property from sinking to the bottom of the pond. It’s murky and dark down there, my friend. Trust me. You don’t want to go there. And as sure as gravity keeps you from flying off the surface of the planet, the market also keeps sellers asking prices from flying off into unreasonable heights.

In order to sell a particular parcel of real estate, the market requires that it be priced so that it stays on the top of the “pond” and in the “flow” of actual sales activity.

Today, I’m thankful to be working with some smart sellers who made a quick price adjustment because their property was being shown every day, sometimes multiple times each day, but offers were not coming in.
