See What's Being Proposed At The Intersection Of Duane And Prospect In Glen Ellyn

Petitioners will have a pre-application meeting with the village's plan commission to discuss the proposal for 451 Duane.

GLEN ELLYN, IL — The Glen Ellyn Plan Commission will hold a pre-application meeting Thursday for a proposal to build a four-townhome development at 451 Duane St.

The site was formerly occupied by a single-family residence that was demolished. Since 2025, the plan commission has held two pre-application meetings for proposals for the site that included an office building and a three-unit residential development.

According to village documents, the site plan proposes four townhomes that would face Prospect Avenue. Petitioners Barriere Properties LLC are proposing a walled terrace for each of the units. Each unit would comprise three stories with a private elevator and rooftop deck, along with parking in an attached garage.

A special use permit and planned unit development would be required for the proposal. In their cover letter, the petitioners wrote, "[W[e welcome the opportunity to work collaboratively with Village staff, the Plan Commission, the Architectural Appearance Commission, and the Village Board. We value the Village’s commitment to thoughtful planning and look forward to refining the project through the review and public hearing process."

They added, "We appreciate the opportunity to present our
vision and are committed to developing a project that reflects the high standards of the Village of Glen Ellyn while contributing to the continued vitality and residential appeal of its downtown."

The Plan Commission meeting is scheduled for Aug. 27 at 7 p.m.
