CLARENDON HILLS, IL – Clarendon Hills officials are recommending the approval of a four-story building featuring retail and condos.
Neighbors have expressed concern about flooding and their privacy.
The existing one-story building has two occupants, Collins Sarsfield Construction and Builders Heating and Cooling.
The developer, MC Development, is proposing a four-story building. It would consist of six condos, with retail space on the first floor.
To make it happen, the developer is requesting a building height of nearly 46 feet, exceeding the village code's limit of 40 feet.
The structure would cover 98.5 percent of the lot, while the village's limit is 80 percent for the zone in question. The developer is seeking an exception.
According to a memo, village staffers recommended the Plan Commission approve the exceptions. They want the village engineer to approve all stormwater and engineering plans before a building permit is issued.
Behind the building are houses on Chestnut Avenue. Earlier this summer, residents from that street expressed opposition at a public hearing.
Residents said they had already experienced flooding, which they feared the new development would worsen.
They also said a taller building would infringe on their privacy.
Among the Chestnut residents, Thomas and Amanda Steinmetz said they moved to Clarendon Hills to avoid high-density living, according to village meeting minutes. They said the development did not present any real hardship that would justify the fourth floor.
MC Development is headed by Tommy Maguire. He lists his house in the 200 block of South Richmond Avenue in Clarendon Hills as the business address. He also owns Artisan Development.
The commission plans to address the proposal at its meeting at 7 p.m. Thursday at Village Hall.
After the commission makes its recommendation, the matter goes to the Village Board.
