Clarendon Hills Restaurant Project Delayed Again

The village is preparing to grant another six-month extension.

CLARENDON HILLS, IL – When it comes to Sparrow Coffee in Clarendon Hills, trust your eyes: It's not close to opening.

For Monday's Village Board meeting, village staffers are recommending that trustees grant another six months for the restaurant to open.

In October 2024, owner Chris Chacko reached an agreement with the village for a $622,000 subsidy.

He has been working on a renovation, which includes combining three units into one at 100 Park Ave. The original deadline was Halloween 2025, but that was extended to April 30.

Earlier this month, Chacko told Patch in an email that the crew was going as fast as it could, but "construction is very fluid."

At the time, he did not say whether the restaurant would meet the deadline.

Last month, Clarendon Hills ordered the project halted, with village staffers saying they identified a safety concern and several maintenance issues at the site. They were corrected days later.

The subsidy is coming from a tax increment financing district, or TIF, where growth in property tax income is reinvested in the district. The idea is that the growth in property value over time would reimburse the tax district for the subsidy.

Sparrow Coffee has locations in Naperville and Chicago.
