Developer Changing Hinsdale Condo Plan
An old school building would include fewer condos but more parking spots per unit.

HINSDALE, IL – A developer is changing its plan for condos in the old Zion Lutheran Church building at 125 S. Vine St.
In November, the Village Board approved a dozen condos in the building. The developer is South Bend, Indiana-based Holladay Properties, which has an office in Clarendon Hills.
"Our hope is that a density reduction would be viewed favorably," Michael Doyle, Holladay's development manager, said in a letter last month to the village.

Holladay is also requesting to reduce the parking spaces to 21, from 25. That would increase the ratio to 2.5 per unit, up from two.
The changes were prompted by structural conditions that Holladay discovered after buying the building. Doyle said.

Because the adjustments are considered major, they must go through the village's process. The Village Board plans to consider its next step Tuesday.
When the board approved the plan in November, the developer's representatives said the company aimed to start construction by late this summer, with people moving into the apartments by Labor Day 2025.
The village required that 80 percent of the units have someone who is 55 or older.
