A Few Warning Signs You Might Need a New Roof

With all this warm February weather and heavy rain today, we decided to put together a quick tutorial on what to look for on your ‪roof.

Is it time to fix or change your old roofing? Take a look at these warnings signs:

A lot of homeowners figure they require a brand-new roofing after they identify a leak in their ceiling. This leak could be due to various roof repair problems. But, what elements truly determine whether a roof repair work will resolve the issue or your house needs a roofing replacement?

Here are some ideas to help you identify if you need a new roofing system:

1. Roofing age
How old is your existing asphalt shingle roofing system? A lot of professionals concur that a common roofing system will last in between 20 and 25 years. It also depends upon whether the old roof was removed and you just have one layer of shingles, and if it is properly ventilated. If the roof was installed over another layer or numerous layers and it is older than 20 years, possibilities are you require a brand-new roof.

2. Shingles curling and buckling
Shingles that are curled or buckling are another sign that you might require a brand-new roofing system. Look at the slopes of your home that get direct sunshine and if you see the shingles are curling and losing granules, it could mean the shingles are past their life expectancy. There might also be a possibility that the roofing system is defective.

3. Roofing valleys
If your roofing shingles are falling apart or missing out on in this area, it’s a definite indication you need a brand-new roof. Valleys are one of the most crucial locations of your roof. Snow and rain flow through valleys and into rain gutters. If the valley is compromised, you could be prone to roof leaks.

4. Missing shingles
These are another sign your roofing system could be failing. Examine to see if all the shingle “tabs” are intact.

5. Chimney flashing.
This is another area to be worried about. If your flashing consists of roofing system cement or tar, it might have to be replaced with a long-term, water-tight fitting, which would be a metal flashing system.

6. Shingle granules in the gutters.
Look in your gutter systems to see whether they are loaded up with shingle granules. Roofing systems have the tendency to lose more granules towards completion of their life cycle. Inconsistant or darker color on some parts of the roof is another sign the granules have actually worn off.

7. Daylight through the roof boards.
You notice a spongy feel or trampoline bounce when walking on the roofing system, which means the underlying decking is weakened from moisture. Examine your attic to see if there is any daylight coming through the roofing boards. Likewise look for wetness in the insulation.
