Will You Buy This Jefferson St. Property At This Price?
The freestanding Joliet restaurant is leased to Tacos El Tio #6 and is on a five-year absolute net lease, according to real estate brokers.

JOLIET, IL — As you've watched the revitalization of Joliet's West Jefferson Street take place these past two years, you may have thought to yourself that now's the time to buy one of these commercial properties. That's the attitude that real estate brokers with Chicago's Quantum Real Estate Advisors are hoping to find.
This month, Quantum announced that Joliet's new Tacos El Tio No. 6 restaurant at 1606 West Jefferson St. is now for sale.
There are no plans to close the restaurant, which opened in August. For the past few years, the property was a Beef Shack, but the Beef Shack abruptly closed in March shortly after the Portillo's pickup triple drive-thru opened at 1444 Larkin Aven. and the Pop's Italian Beef opened the previous week up the road from the Beef Shack at the former Boston Market restaurant.

"The freestanding restaurant is leased to Tacos El Tio #6 and is on a five-year absolute net lease, which commenced in August ... and features (3) 5-year options. The building was originally constructed in 1974 and sits on approximately 0.40 acres of land. The property also features pylon signage, a drive-thru lane, and a surface parking lot with over 15 spaces," according to LoopNet.
