The average number of homes for sale in Oak Park continued to decline this month, down 26.2% from this same time last year. Detached homes listed for sale this month are down 20.4% from this same time last year and attached condo / townhome listings declined 30% year over year.
Average list prices fell slightly, down 2.2% from $316,875 last year to $309,992. The average list price for detached homes fell 3.1% from $452,611 to $438,720. The average list price for detached homes declined 1.8% from $161,529 to $158,607 over this same time last year.
Ninety-one homes closed in Oak Park this month, including 55 detached homes and 36 condo / townhomes - up 31.9% from 69 closed sales this same month last year.
Average sold prices rose 1.4% over the average sales price a year ago, from $298,046 to $302,158. The average sold price for detached homes rose 3.3% this year over last, from $388,351 to $401,307. The average sold price for attached condos / townhomes lost some ground. The average sold price for detached homes fell 4.6% from $138,507 to $132,078 this time a year ago.
