City, Developers Clash On Affordable Housing In Upcoming St. Charles Projects

One project — Springs at 38 West — would add 306 apartments, while the Traditions of St. Charles plan would create a 167‑unit senior living facility, but neither currently includes significant affordable units. Developers told the city that setting aside lower‑rent units — such as $1,070‑per‑month studios — would create a “revenue gap” that could hurt project economics, while alderpersons stressed the need for on‑site affordable housing for teachers, first responders and working families, according to Shaw Local.
