First Retailer Named to Build at Alice's Road Interchange

A developer has sold land to a retail chain at the Alice's Road interchange, the first business announcement of concrete plans to build there.

Kum & Go is the first retailer to announce that will build at the Alice's Road interchange with Interstate 80 in Waukee, reports the Des Moines Business Record.

Brad Burt, president and CEO of Maid-Rite Corp., and his wife, Tania, manages Oakleaf Properties LC, a company that is overseeing the development of 138 acres named Gateway West along Alice's Road near what will be the interchange with Interstate 80, the newspaper said. Kum & Go LC will pay more than $1 million for 2.2 acres at the northeast corner of the planned Alice's Road interchange with I-80.

Once complete, the Alice's Road corridor will include 1,700 acres of potential development; a mix of retail, office, research and development and housing alternatives; a series of unique districts focused around major cross streets, linked by a system of active and passive open spaces; interconnected street and trail network; greenway that offers recreational, storm water and open space functions – an interconnected system of parks, green space and water features linked by a network of bike trails and sidewalks; and a hierarchy of street types that will accommodate vehicle, pedestrian, bicycle and transit options.

Burt told the Business Record Kum & Go will build a state-of-the-art convenience store at the location. He envisions a Gateway West future that includes office buildings, hotels, restaurants, retail stores, including big box stores, and multifamily housing.

As the city focuses it efforts on development in the corridor, former Waukee City Council member Dan Dutcher was hired earlier in July as the director of the new Community and Economic Development Department. The Waukee council approved the creation of the new department in May.
