Columbia Office Building Makeover Uses Biophilic Design

Amenities include a yoga lawn, performance fitness center, scalable private meeting rooms, on-tap cold brew coffee and a food truck hub.

COLUMBIA, MD — Office space at 6721 Columbia Gateway Drive in the Columbia Gateway Innovation District has a new look now that Corporate Office Properties Trust has "reimagined" the space using a WAYLINE formula, which incorporates a biophilic design and a variety of amenities to create a workplace focused on wellness while incorporating flexible spaces that respond to the demands of office needs.

With five floors spanning more than 120,000 square feet, amenities at WAYLINE include a yoga lawn, performance fitness center, scalable private meeting rooms with everything teams need to collaborate virtually and in person, on-tap cold brew coffee, a food truck hub and the only sweetgreen Outpost in the area, making it convenient to access healthy food through digital ordering and contactless delivery.

“Our team has always been focused on developing the most cutting edge workplace concepts in our buildings, and while many companies have shifted to temporary work-from-home arrangements, we have been building WAYLINE as the optimal place to get back to work,” said Krysta Herring, director of asset management and leasing, in a statement. “We believe we are creating an experience that is a step ahead of the rest.”

WAYLINE offers amenities and spaces that encourage a sense of togetherness and wellness,” added Bill Barroll, managing senior vice president at COPT.

WAYLINE alley landscaping includes native plant gardens that invite pollinators and birds. Since this landscaping includes plants that have adapted to local conditions, they require no fertilizer, pesticides, herbicides or watering.
