In Nottingham, 21236, there were 20 homes sold in February 2012, and the average sold price was up about $24,000 from January. The number of homes stayed about the same as compared to last year (February 2011), however there was a slight decrease of almost $5,000 in the average sold price. What did stay roughly consistent from last year was the average days on market, though this was a remarkable increase from the average days on market seen for the homes sold in January 2012.

As we break it down further, the number of attached homes sold in February doubled from the month before, and almost doubled from February 2011. The average sold price also increased almost $18,000 from January, however did decrease about $20,000 from the year before.

The number of detached homes sold in February did decrease from both January 2012 and February 2011, however we saw a remarkable increase in the average sold price—where there was an increase of about $59,000 from last year, and an increase of about $86,290 from the month before.

Even though these local real estate numbers by zip code give us a lot of information about how our local market is doing, much depends on the inventory sold that month. For example, a single family home's value can vary immensely by square footage, number of bedrooms and bathrooms, updates to the home, etc. Because of such variation, we expect the numbers each month to fluctuate a bit based on the inventory sold in that month.
